The following Sterling or Euro equivalents are approx exchange rates quoted at the time of listing and are as a reference guide only.
RENTAL AMOUNTS
The rental figures quoted are the current amounts paid to the landlords ex IVA / VAT @ 16%.
It is important to note the rent could be subject to increase upon the transfer of a business (as per the laws of Spain). Not all landlords do this, but best to allow for a 10 to 15% increase just in case.
Once a new lease contract has been confirmed, the rent can then only be increased throughout the whole term by the official ?cost of living index? as published by the authorities each year.
IVA (VAT) ON A BUSINESS PURCHASE
Very rare, but sometimes the seller may be obliged to charge IVA / VAT on part or all of the declared selling price, especially if assets are involved.
Should this be the case, the seller pays your IVA / VAT to the Hacienda, who in turn gives it back to you! Your lawyer / accountant will advise on the paperwork.
